Subletting
Renting out your place (or a room) while you stay on the lease.
Subletting means you rent the unit - or part of it - to someone else while remaining the tenant. The subtenant pays you; you keep paying (and answering to) the landlord.
Most leases require written consent, and some cities give tenants a right to sublet that leases can't fully waive. Unauthorized subletting, including short-term rental platforms, is a leading cause of eviction cases.
Watch out
You remain fully liable for the subtenant's damage and noise. Screen them like a landlord would - and get the landlord's consent in writing.
