Occupancy limits

The maximum number of people allowed to live in the unit.

Occupancy limits cap how many people can live in the rental. A common benchmark is 'two per bedroom plus one,' drawn from federal fair-housing guidance, though local codes vary.

Limits must be about safety and space, not family composition - refusing a couple with a baby in a one-bedroom can cross into familial-status discrimination.

Watch out

Long-term guests can trip 'unauthorized occupant' clauses. If someone's staying weeks, check the lease's guest policy before it becomes a default notice.
