Indemnification clause
A clause making you cover the landlord's losses - sometimes even for things that weren't your fault.
An indemnification (or 'hold harmless') clause says you'll reimburse the landlord if they're sued or lose money over something connected to your tenancy. Reasonable versions cover damage you actually cause.
Overreaching versions try to make you cover the landlord's own negligence - the broken stair they never fixed. Many states void clauses that shift a landlord's own negligence onto the tenant.
Watch out
Look for the phrase 'regardless of fault' or 'including landlord's negligence' - that's the version to push back on.
