Can my landlord stop me from subletting?

It depends

Most leases require the landlord's written consent to sublet, and that's enforceable. But some states and cities say consent can't be unreasonably withheld - and unauthorized subletting is a top eviction trigger either way.

Subletting rights come from three layers: your lease (usually 'consent required'), state law (a few states protect reasonable sublet requests), and city rules (some strengthen tenant rights, while short-term-rental rules cut the other way).

Never sublet quietly and hope. A written request the landlord unreasonably refuses builds your case; a secret subtenant on Airbnb builds theirs.
