How Much Renters Insurance Do You Need? (2026 Guide)

Renters insurance is cheap — most people pay $10–$25 a month — but the form still asks one question that stops everyone cold: how much personal property (contents) coverage do you need? Here's how to answer it without spending an afternoon cataloguing your sock drawer.

The fast way to estimate

Picture a total loss — a fire or burglary clears out everything you own. What would it cost to rebuy it all at today's prices? That number is your contents coverage. You don't need it exact; you need it close and slightly rounded up.

As a starting point, most renters land between $20,000 and $35,000. A studio with hand-me-downs sits lower; a fully furnished two-bedroom with nice electronics sits higher.

Replacement cost vs. actual cash value — get this right

Two policies can show the same coverage limit and pay out very differently:

  • Replacement cost (RCV): pays what it costs to buy a new equivalent today. Choose this.
  • Actual cash value (ACV): pays the depreciated value. Your three-year-old laptop is "worth" a fraction of a new one.

RCV costs a little more per month and is almost always worth it.

The trap nobody tells you about: sub-limits

This is where renters get burned. Standard policies cap certain categories, even if your total coverage is plenty:

  • Jewelry & watches — often capped around $1,000–$1,500 for theft
  • Bikes and e-bikes — frequently sub-limited
  • Firearms, collectibles, art, designer goods — all commonly capped

Don't forget liability and loss-of-use
