Can my landlord raise rent without notice?
No. On a month-to-month tenancy, every state expects advance written notice - commonly 30 days, and 60-90 in several states. During a fixed-term lease, rent can't change at all unless the lease itself says so.
A rent increase is a change to your rental contract, and contracts don't change unilaterally overnight. For month-to-month tenancies, state law sets a minimum written-notice period, and an increase announced without it simply isn't effective until proper notice runs.
If you're mid-lease with a fixed term, the rent is locked for the term unless your lease contains an escalation clause you already agreed to. An email saying 'rent goes up next month' during a 12-month lease is generally unenforceable.
